Lead Paint Encapsulation in Concord

Typical cost in Concord

  • About 300 sq ft of trim and walls sealed, one room or the outside trim$1,400 – $4,100+
  • About 1,000 sq ft sealed, several rooms or one outside wall$4,600 – $13,800+
  • One room's walls covered with new drywall, about 350 sq ft$3,200 – $7,750+

Old paint need not always be removed. Concord Lead Paint Removal can plan encapsulation for bedroom and hallway walls, trim and apartment common areas where the paint stays under a sealing coat or covering. By lifespan, California calls it abatement at 20 years or more and an interim control below that.

Not every surface is a candidate for sealing, which disturbs less than stripping. We plan it in Concord, Martinez and Pleasant Hill.

Ways to seal lead paint

Encapsulant coatings

Alameda County’s Healthy Homes guidance describes encapsulation as a special coating that bonds with the existing paint to form a barrier that lasts longer than ordinary paint. As a general practice point, it needs sound paint beneath, because loose layers lift, and it wears through on sashes, sills, stair treads and damp surfaces.

Enclosure with new materials

Think of enclosure as a new skin: drywall screwed to cracked plaster, paneling, or fresh trim over casings. Where the old paint is sound but the wall is rough, a skin outlasts a coating. The paint is only hidden, and a saw cut through the wall later exposes it.

Interim controls under 20 years

A measure meant to last under 20 years, such as stabilizing peeling paint and repainting, is an interim control. CDPH requires no certification for it, but Title 17 containment, clean-up and HUD practices apply. Check your plan against that definition.

When removal is better

Surfaces that rub, rotting wood and damp stucco do not hold a seal. Strip or replace them (see exterior lead paint removal and window and door work), and seal the rest.

Checking sealed paint over time

A sealed surface is still lead paint. Permanent work under Title 17 needs a written plan with a re-inspection schedule suited to the abatement type, and between checks you should look for cracks, peeling and stains. Keep a note of what was sealed with the house papers, or with the property manager in an apartment building.

Peeling stucco, siding or trim outdoors is covered by exterior lead paint removal, and lead paint inspection and testing tells you which coats hold lead. Concord Lead Paint Removal’s home page lists every service, from windows to apartment buildings.
